    Thank you so much for contacting me to schedule a photo shoot. I am excited to work with you in marketing your properties.  Please take a moment to read the below information so you know what to expect when hiring me as your real estate photographer.
  2. Scheduling
    Please call (503) 809-1040 or email me at [email protected] to schedule a session.  It is important to give me advanced notice when scheduling a session so we can talk about details and work together to ensure a smooth session.
  3. Staging
    I am not a stager. I repeat, I am not a stager!  I am also not a housekeeper or a maid. I don’t make beds, nor do I want to make a bed. I don’t clean bathrooms, which includes touching/moving toothbrushes that should never have been left out in the first place.  Due to liability of potentially damaging furniture, flooring, walls, decor, etc... I do no move furniture, treadmills, kitchen appliances, dog crates, etc...  I also do not touch bathroom supplies, so please be sure your client has removed all personal hygiene items from showers and bathtubs.  If I notice a pillow on a bed is out of place or a mattress is showing, I will make it look as best as possible.  But overall, please make sure properties are up to staging standards prior to my arrival.  I have prepared a "cheat sheet" for you to pass on to your sellers to aid them in making sure their home is ready for me to capture.
  4. Photoshop
    It’s so easy. Everyone does it! Can I photoshop this basketball hoop out of the front? Yes- for a fee. Can I photoshop the cracks in this wall? Yes- for a fee. Can I remove that treadmill with photoshop? Yes- for a fee.  Please remember that my job is photography.  It is important for your clients to know that their home MUST be prepared prior to my arrival.  I will be taking photos of the house AS IS.

  6. Cancellation / Reschedule Policy
    • Cancellations and reschedules are no charge provided they are done 24 hours in advance of the scheduled shoot date/time.
    • Within the 24 hour window, there is a cancellation/reschedule fee of $75. 
    • If I show up to a property and can’t get in or the shoot is cancelled by the agent/seller, the fee is $75 + 50% of the quoted amount. 
    • There is no charge for sessions that are rescheduled due to inclement weather
  7. Inclement Weather
    If the weather is not cooperating (heavy rain, heavy snow, tornado, sleet, dangerous winds, etc...) we will work together to find the nearest date to complete our session.

  9. Cost

    Still Images

    Up to 2000 square feet - $125

    2001 to 3000 square feet - $150

    3001 to 4000 square feet - $175

    4001 to 5000 square feet - $200

    5001 to 6000 square feet - $250

    6,001 square feet + - $275

    Complimentary services included with pricing:
    1. A virtual tour created of interior and exterior of the home.
    2. Unlimited interior/exterior photos. Usually 20-40 photos.
    3. Photos sized for printing and RMLS.
    4. If needed, gray sky replaced with blue sky in exterior cover photo.

    5. Brown grass will be replaced with green grass.

    Additional Services:
    Minimum rate for all photo shoots- $75
    Minimum rate for street exterior photos only- $75
    Removal of unwanted items in images (example: Hole in wall, paint blemish,  garbage can, spot on carpet, etc...)

    1-3 photos (same item)- $5
    1-3 photos (3 of the same items)- $10

    Interior video added to virtual tour- $25

    Exterior video added to virtual tour- $25

    Interior/Exterior video added to virtual tour- $40 

  10. Turnaround
    Photos will be available to you within one week.  Depending on my workload it could be sooner.  If the images are needed ASAP so your property can go live, there is a $50 rush fee.
  11. Delivery
    Images will be available via DropBox.  A link to the slideshow will be provided for you to view and share.
